Fee scale

Visionary Architects Ltd offers full or part RIBA architect services. We can help you in a number of ways:

• initial survey, design and planning permission, building regulations approval
• planning appeals
• project management from inception to completion - detailed planning

Our service is focused on offering the client the wider picture of project management and multi-disciplinary consultancy from the beginning to the end of the project.

Architecture involves a wide field of expertise - we offer the benefit of our varied and valuable experience in the construction industry to provide our clients with added value to their capital projects.

Fees for our architect services are dependent on the project in question and it is best to discuss the basis on which you would be happy to proceed on. Our fees are based upon the RIBA fee scale and these can be negotiated up or down depending upon the type of service you require for your specific project. These fees can also be negotiated as combination fees for different stages.

Fees - Typical or Combination

Percentage of the total construction cost

• this type of fee is based on the RIBA fee scale depending upon the type of project and the total construction cost.

Lump sum basis

• this type of fee will be all-inclusive to the agreed scope of works and may suit some people as this will provide a definitive fee figure for the services at the start of the project.

Time charged basis

• this type of fee is most appropriate for works of a loosely defined nature, such as; site inspections, small works or additional works to agreed services.

Betterment / bonus fees

• this type of fee is low financial risk to the client in the initial stages, for example, in the sense of speculative planning permission gain upon a site where Visionary Architects Ltd takes high risk in developing the project. The agreed betterment and bonus fee would be payable upon the client gain.

All fees, contracts and scope of works are to be agreed and confirmed in writing by the client before commencement of the works.

Expenses and Disbursements

These are payable in reimbursement for all expenses and disbursements on behalf on the contract, e.g.:

• reproduction of plans
• model making
• photography of site
• postage
• travel etc

VAT is payable on all fees, expenses and disbursements.

Contract

We work with the RIBA Standard form of Agreement for the Appointment of an Architect SFA/99 April 2004 contract.
